Sherry believes that when a buyer is looking at up to 15 homes at one time, it is important to give the buyer as much information as possible to take with them. By giving the potential buyer in advance all of the information necessary to make a purchasing decision, it increases the chances that the purchaser will buy that particular home over another comparable home.
Sherry has great success generating telephone inquiries from the flyers in the Flyer Box attached to the For Sale Sign.Someone on Sherry's team is always available to personally show the home!



Direct Mail Campaign

When you list your home, Sherry will send out a mass mailing post card with the details on your home to 200 homes in the immediate area.  Friends and neighbors who live in the area account for 8% of all sales.  Your neighbor may have a family member or friend right now who would be a candidate for your home! By sending the information to these neighbors, we increase the odds that they will purchase your home! Sherry also sends this post card to her data base of purchasers, and her past clients. This cross marketing has proven extremely successful for Sherry over the past 20 years, accounting for nearly 10% of all of Sherry's home sales!

When you meet with Sherry,

Sherry's Team


Sherry has hand-picked a team of Albuquerque's most talented professionals to insure that you receive the best service and that your transaction closes smoothly. Because selling a home can be a stressful time, Sherry wants your transaction to be a great experience. She will make sure that every detail is taken care of. All you will need to do when you hire Sherry is start packing!
Transaction Manager:
Sherry has a Licensed Transaction Manager who works full time. Her responsibilities include overseeing each transaction from the start to the finish. She will send you copies of every document you sign, enter the home into the MLS system, create and implement all advertising for the home, order all inspections, order the appraisal, give you feed back on all showings, schedule open houses, schedule realtor tours, send you copies of all of your advertisements. She will communicate with the other agents involved in the transactions and acts as a liaison between the title company, mortgage company and you! Sherry's Transacation Manager works behind the scenes so you will always deal directly with Sherry.
Field Manager:
Paul Maxwell, is the Field Manager for Sherry's Team. He will install the lock box and sign, make copies of your keys and return the original. He will deliver all marketing materials and documents to you. He will check on the sign once a week to make sure it is clean and standing straight, refill the flyer box and provide additional color interior flyers. Should you run low on flyers, Paul will deliver you a new supply. If you need Paul for any reason, just call Bridget at 505-400-3268.

Lender:
Sherry works with several top notch, experienced lenders in the Albuquerque Area.  She has access to them seven days a week.  Sherry never takes a property off the market without being sure the buyers can complete the financial end of the sale!


Preparing The Exterior Of Your Home:
  • Cut the lawn. If you normally cut the lawn every two weeks, cut it every week during the marketing period.
  • Tidy up porches.
  • Stack all items in the garage against the walls to show maximum floor space.
  • Vacuum the garage floors and rafters.
  • Make sure that yards are clean and free from debris.
  • Edge the lawn, up the driveway and along the sidewalks (both front and back) for a finished appearance.
  • Trim all shrubbery and remove all low-lying tree limbs.
  • Fertilize your lawn to make your grass look lush and green.
  • Replace any downed gutters and downspouts. Remove debris from gutters and downspouts.
  • Paint any trim that is blistering.
  • Plant flowers in the front yard. Place a pot of freshly planted flowers next to the front door.
  • Repaint or restain the front door to create a pleasant first impression.
  • Replace torn screens from windows and front and back doors.


Preparing The Interior Of Your Home:

  • Your front door gives a strong first impression. Make sure it is clean and freshly painted.
  • Fresh paint works wonders! $100 worth of paint may balance $500.00 in a price reduction. Be sure to use only neutral colors.
  • Have the carpeting, tile and linoleum cleaned or replaced if necessary (use neutral colors).
  • Have your draperies laundered or professionally dry-cleaned.
  • Sparkling clean kitchens and bathrooms help sell homes.
  • Make sure towels are clean and hanging straight, toilets are flushed, and trash cans are empty.
  • Place small decorative scented soaps in a dish near the sinks.
  • Wash dishes!
  • If there are too many appliances on the kitchen counter tops, put some of them away to expose maximum counter space.
  • Make up all beds with attractive spreads.
  • Fix any dripping faucets.
  • Replace old caulking around the bathtubs.
  • Spray lubricant on all squeaking doors, windows, closets, and cabinets.
  • Illumination is a welcome sign. Don't forget to have working bulbs in all of your light fixtures. Potential buyers will feel a glowing warmth if lights are on throughout your home. Open all curtains. Make sure your home shows as sunny and bright as possible. Consider removing any heavy draperies.
  • Be aware of any odors your house might have – tobacco smoke, pets, diapers, stale food. Eliminate sources of offensive smells. Place pretty containers of potpourri in each room .
  • Keep all steps clear of hazards.
  • Remove items from the floors of walk-in closets so that the prospects can have easy access.
  • Store out-of-season clothes so the closets appear un-cluttered.
